Corcoran’s A-List: July 2023 | Inhabit

Enjoy our monthly survey of incredible listings across the Corcoran network. Highlights in this edition: Life at the top of New York City, a Hamptons home that predates America, a camp-like retreat in the Catskills, a coveted mid-century Eichler in the Bay Area, and luxurious coastal living in the Caribbean.

What’s Here: Your very own corner of the sky awaiting in the world’s tallest residential building. Central Park Tower’s amenities include a 60-foot outdoor swimming pool, a second-to-none fitness center, a movie theater, and 10 Cubed, a private club and restaurant atop the skyscraper’s 100th floor.  In 39B, ceilings soar to 14 feet, beckoning a dramatic aura through floor-to-ceiling windows and a nearly 2,000-square-foot terrace overlooking the city.  There’s abundant space here: five bedrooms, a grand formal dining room, several entertaining areas — including a corner living room — and effortless indoor-outdoor flow. What We Love: These Central Park South views are all the same — immaculate. Glimpse across Central Park’s unparalleled green expanse, a verdant vista flanked by the iconic cityscapes of the Upper West and Upper East Sides, without getting out of bed.

Represented By: Beth Benalloul and Hilary Landis of Corcoran’s East Side Office .

What’s Here: Views of Central Park and landmarked structures across the Upper West Side fill this custom-designed four-bedroom, pairing prewar detailing with modern conveniences. You can spot intricate ceiling and doorway moldings and hardwood floors throughout, plus upgraded appliances, dimmer switches, and luxe ensuite baths. Picture windows in the living room place the south-facing space in a constant stream of natural light that rises to its beamed tray ceilings. The bedrooms deal in the utmost comforts, including a primary sporting three bespoke closets and a super-sized secondary bed gazing north to the Museum of Natural History.

What We Love: Pull up a stool to the breakfast bar, part of a charming kitchen boasting handsome custom cabinetry, quartzite countertops and backsplashes, and an eat-in banquette dining area.

Represented By: Tamer Howard of Corcoran’s Chelsea/Flatiron Office .

What’s Here: There’s vintage, there’s historical, and then there’s this shingle-style Sagaponack farmhouse, available for only the second time in 75 years. Amazingly, its construction dates to the 1750s, well before John Hancock would sign his name way too big on the Declaration of Independence. Modern amenities certainly make things more contemporary but do not take away an ounce of the home’s indelible old-world appeal — features like hardwood floors, exposed wooden beams, and wood-burning fireplaces. Head into the backyard to relax poolside on a brick patio, beneath a pergola draped in vines, or in a converted barn pool house.

What We Love: The home is already an alluring retreat but offers additional ways to experience serene solitude — an enclosed sleeping porch done up in shiplap paneling and a “teahouse” tucked into one of the property’s gardens.

Represented By: Michael Schultz of Corcoran’s East Hampton Office .

What’s Here: A special 375-acre Catskills compound has multiple residences and buildings, set amid a private lake and forest of mature trees. The first residence is a historic 1700 stone farmhouse, with three bedrooms and two full bathrooms. The second residence  — surrounded by grasses and wildflowers  —  is a contemporary house with four bedrooms and two full bathrooms. There’s also a gunite pool, a one-bedroom guest cottage, a studio cabin, a restored barn, and a three-bay garage. On the other side of the lake and forest is an equestrian facility with a post-and-beam horse barn and a 75-by-150-foot indoor dressage and riding area.

What We Love: Though the two residences were built centuries apart, they share a similar vibe: Both are sophisticated, comfortable farmhouses with exposed beams and lofted ceilings. Between the lake, the pool, and the forest, you could easily entertain yourself at home indoors and out without a need to ever “go into town,” but if you want to, the house is only 10 minutes away from Kingston, 20 minutes from Rhinebeck and its Amtrak station, and two hours from New York City.

What’s Here: This large 32-foot-wide Hoboken duplex boasts four bedrooms, three-and-a-half bathrooms, a private backyard, and amazingly, a private sauna! Every part of this condo unit has something extra to elevate it above the rest: the chef’s kitchen has a Wolf double oven, integrated microwave drawer, freezer drawer, wine fridge, and a walk-in pantry; the primary bedroom has two walk-in closets; and the laundry room has an ironing station. There’s a central vac system for the whole unit and outside, the 1,280-square-foot backyard is configured for Wi-Fi and has a large seating area with a TV for outdoor movie nights, and a full outdoor kitchen.

What We Love: The bathrooms here are kitted out to the max: Each bathroom has heated floors and the bathroom in the primary suite has a deep soaking tub, a huge steam shower, an infrared sauna, and even a high-tech Toto bidet toilet.

Represented By: Jon Sisti and Brian Garcia of Corcoran Sawyer Smith.

What’s Here: A place among the palms on Di Lido Island. This tropical escape is so perfectly South Florida, down to the daily sunset views. Multiple bedrooms have private balconies, and each of the five full baths sports water-toned mosaic tiling. Open-plan living defines the main level, as each area blends into the next — from a sleek European-style kitchen to a spacious living room and onto a covered terrace. Once outside, take full advantage of a stupendous set-up, complete with seats for lounging and dining and a summer kitchen. It’s all sat beside an alluring infinity-edge pool surrounded and shaded by lush flora.

What We Love: This five-bedroom home sits in Biscayne Bay — part of the prestigious Venetian Islands — around halfway between Miami and Miami Beach , with easy access to the vibrant culture, dining, and shopping of both.

Represented By: Julian Johnston of Corcoran’s Miami Beach Office and Dovi Ettedgui of Corcoran’s Delray Beach/Gulf Stream Office .

What’s Here: A fairytale-like waterfront estate in a gated enclave on the shores of Lake Norman, set on almost 1.4 acres, with seven bedrooms, eight full bathrooms, and two half bathrooms. There’s every imaginable amenity here, including a loggia, a pool with a swim-up bar, an amazing kitchen with two marble waterfall islands, a home gym, and a home movie theater. The primary suite has an immense spa-style bathroom, and dual closets with a private elevator to a two-level boutique-style closet! Talk about shopping your closet — there’s a central seating area in the “boutique,” a shoe wall, multiple-full length mirrors, and even a chandelier. .

What We Love: We never thought we would use the words “subtle” and “dinosaur” in the same sentence, but the house boasts a subtle-dinosaur-themed room done in pastels and shades of grey, with a dinosaur mural on one wall and monochromatic, three-dimensional dinosaur heads mounted above the bed, along with a hanging bubble chair that’s attached to the floor with a giant leaf.

Represented By: Heather Gibbs of Corcoran HM Properties.

What’s Here:  Perched a top the McLeary 1800 Condominium, this  amazing three-level penthouse apartment spans 6,016 square feet, with five bedrooms, five full bathrooms, and two half-bathrooms. This boutique condominium building is located in the Ocean Park community, just steps away from Condado and the beach. A dramatic double staircase is the centerpiece of the apartment, combining aluminum, stone, wood, and glass, and separates the unit’s public spaces from the private bedrooms on the lower level. The sculptural staircase is backed by a greenhouse-style glass wall that looks out onto a balcony planted with lush, verdant trees.

What We Love: This penthouse is an entertainer’s dream, with a rooftop terrace perfect for sunset cocktails and multiple living spaces that can be used as family rooms or media rooms, including one with a Sonos Home theater with a projector screen.

Represented By: Christina Blanco of Corcoran Puerto Rico.

What’s Here: Developer Joseph Eichler’s mid-century California houses are coveted by design lovers. This three-bedroom, two-bathroom example in San Rafael’s Lucas Valley neighborhood has been carefully expanded for flexibility, with a bedroom, den, and full bath at a dedicated end of the house with its own entrance.  Eichler’s guiding philosophy was to build houses that would bring the outside in, and with multiple skylights and floor-to-ceiling glass walls overlooking the backyard, this house exemplifies that vision.

What We Love: A detached outbuilding that can be used as a home office or gym, for a truly quick commute to work or workout.

Represented By: Jenn Pfeiffer of Corcoran Icon Properties.

What’s Here:  A zigzagging four-bedroom, four-bathroom house on the Big Island’s East Side, sited just 600 feet back — and 110 feet above — a black sand beach.  The dramatic great room has glass sliding doors that open up directly to the lanai and the blue-tiled swimming pool. The primary bedroom suite has outdoor and indoor showers, a walk-in closet, a private yard, and a see-through fireplace. The two guest suites each have their have their own private lanais and entrances, and the larger of the two guest suites also has its own kitchenette, seating area, and a steam shower.

What We Love: The separate guest house, currently used as a short-term rental, has a full bath, a private lanai and yard, an outdoor cooking and living space, an outdoor spa and massage area, and a soaking tub overlooking the ocean.

Represented By: Wailana R. Herbst of Corcoran Pacific Properties.

What’s Here: A chic villa in the hills of Vitet with panoramic mountain and sea views. This  four-bedroom, four-bath home  stands out from many of its island neighbors with its sophisticated wood-paneled interiors,  complete with built-in bookshelves and precisely matched doors in the living room and library. Two of the bedroom suites are on the main level, with a third bedroom suite on the lower level. There’s also a separate guest bungalow with its own bedroom, bathroom, and terrace, adding another layer of privacy.

What We Love: The spectacular  terrace has a covered portion that opens directly into the interiors, as well as a beautiful pool, multiple seating areas, and stunning vistas. The villa is encircled by lush, tropical foliage, creating a secluded getaway in paradise.

Represented By: Guillaume de Corlieu and Marion Sautereau of Corcoran St Barth.

What’s Here: A fun and funky three-floor artist’s atelier in Costermano sul Garda is completely surrounded by a private garden. The ground level has a light-filled loft-style layout, with a wall of arches and columns dividing the living room from its open-plan kitchen and dining area. The middle floor has the primary suite, as well as a secondary bedroom and bathroom. Finally, on the top floor, there’s a space that can be used as a study or home office — plus a third bathroom. The property is being sold partially-furnished. Did we mention the double garage and four outdoor parking spaces?

What We Love: Exposed stone walls and ceiling beams, along with marble and parquet floors, lend a rustic air to the cottage, but it’s the unusual features — the enormous skylight, the bathtub with a view of the countryside, and the disco ball in the living room — that gives this property its distinct charm.
